Mexecution is Mexico’s industrial real estate marketplace, bringing together more than 1,200 available industrial spaces from over 90 developers and brokers, plus a vetted network of 80+ service providers. Its buyers are foreign manufacturers nearshoring or expanding into Mexico.
The challenge
At the start of the engagement Mexecution was cited on four tracked prompts. The rest of the category belonged to Colliers, CBRE, JLL, Newmark and Prologis.
Three problems sat underneath that. The category is owned by giants with decades of authority and enormous crawlable footprints, so AI assistants defaulted to them. Mexecution’s site was not readable in the way models need — the technical foundation, on-page structure and entity signals were not built to be parsed and quoted by a language model. And nobody knew what was true: there was no way to see which prompts mentioned Mexecution, how it was described when it did appear, or whether anything being published was moving the number. When a purchase decision is worth millions and takes months, being left out of the initial shortlist means being removed from the process before it starts.
The approach
Citera ran the engagement end to end. Mexecution’s team was never pulled into production work.
Prompt research came first, not keywords: roughly 100 prompts were mapped to what manufacturers actually ask when evaluating Mexico, then tracked continuously across six engines. The technical foundation was rebuilt for AI crawlers, starting with the robots.txt rules that were restricting how assistants reached the inventory, followed by a full pass across indexation, crawl paths and site structure. On-page was fixed at the source — page structure, headings, entity clarity, internal linking and how inventory and location data are exposed. Content clusters were then built around how a manufacturer narrows a decision, from country-level questions down to specific cities and asset types, published on a cadence by Citera. Measurement was wired in from day one.
The results
Forty-five days in, Mexecution sits sixth out of 100 tracked brands in its category. It has passed NAI Global outright, appears in the same answers as CBRE and Colliers, and already leads both on the two metrics that decide whether a mention turns into a buyer.

From absent to shortlisted
Mexecution gives foreign manufacturers full transparency into the Mexican industrial real estate market, pulling together available warehouses, industrial assets and build-to-suit options from more than 90 developers and brokers, then representing the client locally through the entire expansion.
The buyers are companies deciding where to put a plant, a distribution centre or a first Mexican operation. Those decisions run into the millions, they take months, and they now start the same way almost every other research-heavy decision starts: someone opens ChatGPT and types a question.
At the start of the engagement, Mexecution was cited on four of those questions. The rest of the category belonged to Colliers, CBRE, JLL, Newmark and Prologis — brands with decades of authority, enormous domains and entire content departments behind them. On paper this was not a fair fight. Forty-five days later, Mexecution is one of the names AI assistants surface, is cited on 34 prompts, and is described more positively than any other brand in its category.
How the 45 days ran
Phase one, diagnosis. Prompt set defined and baselined across six engines. Starting position established: four prompts, twentieth in the competitive set.
Phase two, foundation. Technical, robots.txt and on-page work shipped, so that everything published afterwards had something solid to point back to. This is the phase most teams skip, and it is why most content programmes produce nothing citable.
Phase three, clusters. Content clusters built and published against the decision path, city by city and question by question, starting with the four markets carrying the highest-value demand.
Phase four, compounding. New citations began pulling in additional sources, which widened the evidence base, which produced further citations. The source count and the prompt count grew together. That is the loop the whole strategy is designed to start.
How we define winning a prompt
Being cited in at least one model’s answer to that prompt. Not appearing in a search result. Not ranking on a page a model might one day visit. Cited by name, in the answer, at the moment the buyer asks.

Everything above Mexecution in that table is a global firm with a portfolio or a market capitalisation measured in the billions. Everything below it, including NAI Global at 7th and Cushman & Wakefield at 11th, is now behind a specialist marketplace that was effectively absent six weeks earlier. The gap to Prologis in fifth is 10 percentage points.
Where Mexecution already beats CBRE and Colliers
Volume is not the only thing that decides whether an AI mention turns into a buyer. On the two metrics that decide it, Mexecution is not sixth. It is first.
Sentiment: 84 against 70 for every other brand tracked. Every one of the top 30 brands in the set carries a sentiment score of 70. Mexecution carries 84. Assistants do not just name the company, they describe it favourably: the size of the portfolio, the transparency of the market coverage, the partner network, and the fact that Mexecution accompanies clients through the expansion rather than handing over a list. That is the difference between being listed and being recommended.
Sources: 255 against 213 for CBRE and 196 for Colliers. Answers referencing Mexecution draw on more than 255 distinct sources — more than CBRE at 213, JLL at 206, Colliers at 196, Newmark and Prologis at 193 each, and NAI Global at 146. This is the metric that says the position is durable. A brand cited from one source disappears the moment that source drops. Mexecution now has the widest evidence base in its category, built in 45 days.

Monterrey, Querétaro, Ciudad Juárez and Tijuana are the four markets that carry the majority of serious nearshoring demand in Mexico. Mexecution is now visible on more than nine out of ten answers in each of them, with positive sentiment on every one.
What the answer actually looks like
On 5 August 2026, asked about industrial buildings for rent in Ciudad Juárez, ChatGPT returned four names: Colliers International, Mexecution, Newmark Group and Prologis. Mexecution was placed second, above two firms many times its size.
The descriptions are the part worth reading twice. Colliers, Newmark and Prologis were each summarised the same way — an established option with mixed reviews on responsiveness. Mexecution was described as noted for strong client retention and clear reporting, and the answer closed by saying Mexecution is worth shortlisting if consistency matters more than lowest price. That is what a sentiment score of 84 looks like in plain language.
Brand mention rate and engine coverage
Across the tracked period, Mexecution’s brand mention rate reached 32.0%, an increase of 24.8 points. Close to a third of the answers in this category now include Mexecution as one of the options presented to the buyer.
Mexecution now appears across all six tracked engines rather than depending on a single assistant. Buyer behaviour splits by geography and by company policy, and a brand that only exists inside one model is one procurement rule away from invisibility.
What it cost Mexecution in internal effort
Close to nothing. There was no internal AI team, no new hire and no ongoing manual reporting. The prompt strategy, the technical work, the on-page work, the content clusters, the publishing and the tracking were handled end to end by Citera. Mexecution kept selling industrial space.
Why this matters if you are not an industrial real estate marketplace
Mexecution went up against the largest and most established brands in its industry, in a category where authority compounds over decades, and took sixth position out of a hundred in 45 days while beating all of them on sentiment and on breadth of sources. Not by outspending them — by being structurally easier for a model to reach, read, cite and describe well, on the exact questions its buyers ask.
“The big players will always win in AI”
They did not here. NAI Global is now behind Mexecution outright. CBRE and Colliers still lead on volume, and they should, given what sits behind them. But model authority is not a fixed asset. It is earned by being the clearest, best-structured, most reachable answer to a specific question, and that is winnable by a company far smaller than the incumbents.
“Our sales cycle is too long and too complex for this to matter”
Mexecution’s cycle is as long and as complex as they come — multi-million-dollar decisions, months of evaluation, committees. Long cycles make AI visibility more valuable, not less, because the shortlist forms at the very beginning and almost nobody adds a new name to it later. Being absent from the first answer means being absent from the entire process.
An honest note on what is not finished
It would be easy to present this as complete. It is not. Category share of voice sits at 7.5% against Colliers at 20.9% — Mexecution is in the room and it is not yet the loudest voice in it.
Coverage is also uneven by market. The core four cities are above 90%, but Guadalajara sits at 61%, Saltillo at 56%, San Luis Potosí at 42% and Guanajuato at 33%. Warehouse and industrial land prompts in the secondary markets are still in single digits. Those are not failures — they are the next 45 days.
Looking ahead
The focus from here is closing the share-of-voice gap to Prologis and then to Newmark, extending city-level coverage into the secondary markets, and deepening the warehouse and industrial land clusters where visibility is still forming. The measurement stays in place throughout, so every claim above continues to be a number rather than a story.

Yes. Within 45 days Mexecution passed NAI Global outright, and held a higher sentiment score and a wider source base than CBRE, Colliers and every other firm ranked above it on volume.

How is this different from SEO?
Ranking on Google and being cited inside an AI answer are two different systems with different rules. Mexecution had a functioning site before this work started and was still absent from the answers. What changed was reachability for AI crawlers, structure a model can quote, and content built against the questions buyers actually ask.
How much work does it take from the client’s team?
For Mexecution, effectively none beyond access. Prompt strategy, technical work, on-page fixes, content clusters, publishing and tracking were handled end to end by Citera.
